The mixed use scheme comprised of 32 apartments in a 13,100m2 10 storey block, two new retail store shells, carpark and associated public realm works.
The 50,000sqft new store on stilts, providing 305 parking spaces. A two storey Energy Centre provided space allocation for district heating to both the retail and residential blocks. Fully fitted apartments were built with NHBC certification. Public Realm and S278 works included a 4 arm roundabout, toucan crossing and adjoining highway junction.
Extensive collaborative review with our supply chain and the novated teams proposed an alternate concrete frame elevation and Kingspan paneling which allowed the building to be watertight early which in turn provided a safer installation and reduced elevation construction duration. The alternate design permitted a new proposal for a suspended twin wall system and a subsequently value engineered drainage system to suit. The comprehensive review also identified value engineering scope for more efficient internal wall partition layout designs and alternatives for acoustic separation flooring and enhanced ventilation systems together achieving recognition for its efficiency under the code for sustainable homes.
The scheme achieved BREEAM ‘Very Good’ with over 99.6% waste diverted to landfill.
