The scheme comprised of 3no new retail units totalling 3,882m2 including a mezzanine with a new rear service yard, a 112 space customer carpark and new services.
Refurbishment of the existing Unit 1 included the provision of additional mezzanine capacity, improved and expanded servicing arrangements, demolition of the existing compound to increase staff parking, revised pedestrian ramp and step arrangement to the south of the site as well as S278 works providing an improved road junction.
The project had 4no Sectional Completion dates for various tenants including M&S, Maplins, Currys and Dunelm. Compliance with tenant and employers requirements was key, along with coordination of the novated design team and getting design to construction status inclusive of utilities.
Air test of less than 3 were achieved for all buildings and EPC’s ratings of B achieved. BREEAM targets for Unit 1A and Unit 1F successfully achieved Excellent and Very Good respectively, as required.
