Appointed by Catalyst Capital, the scope was to convert 8 floors of office into grade A office including fit-out works within the basement, reception and roof area. All floors were stripped back to shell and refitted with new suspended ceilings, wall linings, raised access floors together with full new M&E installation and associated plant. New toilet blocks were built on each floor level, with plant located on the roof.
Full Cathodic protection was also installed to the external building steelwork and complex DDA lift requiring significant structural alterations was installed.
City Centre location within Manchester, made logistics & deliveries awkward, with limited site facilities was within the building and no fixed skip / waste facility. The poor structural integrity of the existing building and trading Sainsbury’s Local that shared 70% of the ground floor add to the challenges.
