RG Group Dover Travelodge

RG Group were appointed the project on a single stage design and build contract for Bond City Limited, a subsidiary of Stonehurst Estates. The town centre redevelopment consisted of the construction of a new Cineworld 6 screen cinema, 108 bed Travelodge hotel (www.travelodge.co.uk), restaurants, over 100,000sqft retail park split over four blocks with a 450 space carpark.Under a single contract, works were split into two main phases.

Firstly the cinema, restaurants and hotel. The second being the retail units, leisure space and carpark works. The enabling package comprised of substantial site infrastructure works inclusive of mains services diversions, drainage works and S278 highways improvements. Following the main building works, final landscaping and tree planting tied the site into the surroundings.

The project was adopted by RG Group requiring extensive redevelopment of the existing design to create a unified functional complex. Substantial delays were therefore experienced early on, requiring efficiency review and programme realignment, further impacting design progression. VE with careful selection of materials led to greater time & cost efficiency, moving away from tradition build in many areas such as the town wall construction incorporating flint pre cast into PCC units standing independently from the buildings. Concise and transparent programme management led to agreement of an accelerated lean programme over the original, bringing the project within a timeframe that suited Bond City KPIs. Five successful sectional completions enabled tenant fit outs for the grand opening as a single development.
